Dry Construction: 6781 sq. ft. office building for Pharma company built in 100 days

Everest used its new-age fibre cement based products and solutions to deliver a 6781 sq. ft. ground + 1 office building for CIPLA BioTec in Goa. The project, designed by Architect XYZ from Creative Abode, was completed in 100 days. Dry construction methods, without use of brick, concrete and water, were used to deliver the project in quick time.

The Challenge

Stringent timelines were set by the client to complete the project that adheres to green building norms. As it was an office building being constructed within the complex of a running pharmaceutical manufacturing facility, it demanded dust or dirt free construction and minimal disturbance to ambience. Also due to loose soil condition, lighter construction was needed for better structural stability.

The Solution

Everest deployed its dry and rapid construction techniques of using ready to install products to achieve fast & green construction. Using prefabricated materials and systems, we also ensured very limited onsite labour work. Everest Rapicon Panels of 75 mm thickness were used to make the external walls of the structure which were externally cladded with Everest Cement Wood Planks for wood-like finish with enhanced aesthetics. The internal walls in the dry areas were made using 67mm Everest Hollow Drywall Partition Systems while the internal walls in the wet areas were built using 68 mm and 69 mm hollow drywall partition systems for better dampness resistance. Everest Heavy Duty Board of 15 mm thickness was used as Floor Boards to make the floors and stairs. 12 mm Everest Heavy Duty Board was used for Column Encasement and Roof Tile Underlay. For interior décor with a natural wood-finish ceilings were made using Everest Cement Wood Planks.


A complete turnkey project which included the plinth and super structure was completed in 100 days. Complete design and technical support was provided to deliver a G+1 building conforming to green building norms.
